01. Describe the intended use.

Write down whether this is a home, office, guest space or business use, and how often it will be occupied.

02. Identify the local authority.

Find the planning, building control or permit office for the exact address. Keep written answers and their dates.

03. Confirm the permitted use and approvals.

Ask about applications, size limits, placement, setbacks, height, occupation and any required sign-offs.

04. Review private restrictions and access.

Check title restrictions, covenants, association rules, easements and the rights needed to reach the site.

05. Check utilities and wastewater.

Identify water, power and sewer or site-specific wastewater arrangements, capacity, approvals, costs and lead times.

06. Understand the ground and foundation.

Ask which site information, surveys or ground investigations are needed and who should review the foundation.

07. Check climate and local design inputs.

Identify the snow, wind, seismic, moisture, frost, fire or flood considerations that require local review.

08. List the documents and professional help.

Confirm the required drawings, calculations, local adaptations, professional signatures, inspections and responsibilities.

09. Check the package against your needs.

Review the included documents, selected Metric or Imperial edition, dimensions, file formats and licence. List what must be added locally.

10. Price the complete project before building.

Collect local quotes, include permits and professional work, plan cash flow and keep a visible contingency.
