Before you buy the plans, get to know your land.

The questions that matter before choosing a design, ordering timber or setting a budget.

Before you buy the plans, get to know your land.

Your tiny-house idea may start with a picture. Your build should start with a property check. The exact location and intended use determine the questions you need to ask next.

1. Describe the use before the building.

“A tiny house” can mean many things. Is this a full-time home, occasional guest space, a garden office or a holiday rental? Write down what you want people to do there, how often they will stay and which services they need. Take that description to the local authority.

2. Find the authority for your exact site.

Identify the office responsible for planning, building control or permits at the property address. Ask which approvals and documents apply to your intended project. Keep the answer and its date with your project records. Online advice about another area is a starting question, not a decision for your site.

3. Look beyond public permissions.

Review ownership documents, private restrictions, easements and access arrangements with an appropriate local adviser. Check whether there are association rules or restrictions on additional accommodation. Being allowed to own the land and being able to use it in a particular way are separate questions.

4. Make utilities part of the first conversation.

Where will water, electricity and wastewater go? Who owns the existing connections? Is capacity available? Will you need trenching, a new connection or a site-specific wastewater solution? Put these costs and lead times into the project before buying materials.

5. Let the site inform the foundation.

A flat-looking plot does not tell you what is below the surface. Ask what ground information is needed, which risks require investigation and who can advise on a suitable foundation. Include access for equipment and deliveries in that discussion.

Your next step: finish a first property check, record the unanswered questions and identify who can answer them. That gives you a more useful basis for choosing a plan package.

This is a general planning framework, not a site assessment or a statement of local law.
