What am I actually buying?
A digital architectural plan set for the Barn Tiny House, a compact, stationary timber building. The package includes full floor plans, sections and elevations; structural and installation details; a complete material list; documentation for local review; and an IKEA-style step-by-step construction guide. You are buying the building information. The physical building, materials and construction work are separate. Explore the plans and choose your edition.
Is this a physical kit or a finished house?
No. This is a digital plan package. Timber, fasteners, tools, foundations, labour, delivery of building materials and the finished structure are not included.
What makes this different from a basic floor plan?
A floor plan helps you picture the space. This package also includes sections and elevations, structural and installation details, a material list and a step-by-step construction guide. Those documents help connect the design to the work and materials you need to organise.
How big is the building?
The Barn Tiny House is a compact design of approximately 25 m² (269 sq ft). Check the plan set for exact dimensions, internal usable area and any covered exterior area before planning your site or submitting an application. Ask us about the dimensions you need.
Are these photos of a completed BIG Tiny House?
The images on these pages are concept visualisations. They illustrate the design direction, materials and atmosphere; they are not evidence of a completed build. Final construction drawings, schedules and specifications define the purchased design.
How much will the actual build cost?
There is no universal build price. Land, access, foundations, utilities, local labour, material choices and taxes all affect the total. Use the material list to request local quotes and include professional services, permits and a contingency in your budget. The plan price covers the digital product, not construction.

DIY & your skills
I’ve never built a house. Is this for me?
You do not need to understand the whole project on day one. The step-by-step construction guide helps you understand the sequence. You will still need practical skills, suitable tools, safe working methods and the judgement to bring in qualified help. A first-time builder should plan for hands-on support.
Do I have to do all the work myself?
No. Build the parts you are comfortable with and hire help for the rest. You might coordinate the project, assemble timber elements and complete finishes while local contractors handle foundations, electrical work, plumbing or other regulated work.
Can a contractor build it for me?
A contractor can review the plans and help you deliver the project. Agree on the scope, local adaptations, responsibilities and inspections before work starts. Contact us if you need to confirm document-sharing or licence terms for your project.
What if I don’t understand technical drawings?
Use the step-by-step construction guide alongside the drawings and structural details. Stop and resolve anything unclear before carrying out the work. Understanding the documents does not replace practical training. Ask about the support available if you need help deciding how to approach the project.
Can I build on weekends or in stages?
You can organise your contribution around your time and cash flow, subject to permit deadlines, weather protection and trade availability. Plan the sequence so unfinished work stays safe and protected. There is no guaranteed weekend count or completion date.
Will this prevent construction mistakes?
No plan set can guarantee a mistake-free build. Drawings, structural details and the construction guide help you understand the work. Workmanship, measurements, site decisions and compliance still need active checking.
Land & local requirements
Can I use the plans in my country?
The English-language plans are available in separate Metric and Imperial editions. That does not mean the base design complies with every country or site. Ask your local authority or an appropriately qualified professional to review intended use, local codes, materials, climate loads and foundation requirements before construction. Start with the property checklist.
Do I need planning permission or a building permit?
Requirements depend on the exact location, size, intended use and local rules. Check with the authority responsible for your property. A small floor area or a rural location does not establish an exemption, and permission to put up a structure does not necessarily allow living in it.
Do I need a local architect or engineer?
You may. Professional design, review, calculations and signing or sealing requirements vary by jurisdiction and project. Site conditions or alterations can also require local expertise. Site-specific professional services and approvals are separate from the architectural plan set.
Will the plans automatically be accepted for a permit?
No. The package includes documentation for local review, but your authority determines what must be submitted and approved. You may need a site plan, locally adapted drawings, foundation calculations, energy documentation, utility designs or other information. Allow time and budget for that work.
Can I use it as a home, guest house or garden office?
Potential uses include a compact home, guest space, office, studio or retreat, where permitted. Each use can trigger different requirements. Check the specific use you want, including occupation, sanitary facilities and any restrictions on an additional dwelling.
Can I rent it out or use it for holiday accommodation?
Check the planning, building, business and rental requirements for your property. Rental income, occupancy and permission are not guaranteed. Tell us about your intended use so we can clarify the product licence before you buy for a rental or business project.
What about rural land, covenants or homeowners’ associations?
Check them too. Land ownership alone does not confirm a right to build or occupy. Private restrictions, access rights, easements, environmental rules and utility arrangements can matter even where the public permit process seems simple.
Is a septic system included?
No site-specific septic or wastewater design, approval or installation is included. Your property’s sewer or wastewater solution needs a separate local assessment and must be coordinated with the building.
Design & adaptation
Does one foundation work on every site?
No. Soil, slope, groundwater, frost, flooding and local practice can affect the foundation. Have your site assessed and the foundation reviewed or adapted where needed before construction.
Can I build on a slab or on piers?
Potential foundation approaches must be checked against the design and your site. Do not substitute one for another without checking support positions, connections, moisture protection and local requirements with a qualified person.
What about snow, high winds, earthquakes or a hot climate?
These are local design inputs. The base package is not a declaration of compliance for every load or climate zone. Confirm structure, insulation, moisture control and services for your conditions. Coastal, wildfire or flood-prone sites may involve additional requirements.
Can I change the layout or move a window?
Changes can affect the structure, services, ventilation, performance and approvals. Cosmetic choices may be straightforward, but altered openings, dimensions or structural elements need coordinated review. Custom redesign is separate from the standard plan set. Discuss your proposed changes with us.
Does the plan use metric or imperial units?
Choose either the Metric or the Imperial edition on the product page before adding it to your cart. Both editions are in English. Select the edition that suits your suppliers and local professionals; your order is for the edition you choose. Choose your drawing edition.
Is this a tiny house on wheels?
No. The Barn Tiny House is a stationary timber building on a site-appropriate foundation. It is not a trailer, road vehicle or certified recreational vehicle.
Files & delivery
What files will I receive?
English-language PDF documents in your selected Metric or Imperial edition: full floor plans, sections and elevations; structural and installation details; a complete material list; documentation for local review; and an IKEA-style step-by-step construction guide. Review the plan set before choosing your edition.
Are CAD files or a 3D model included?
The plan set is supplied as PDF documents. Editable CAD files and a navigable 3D model are not listed among the included deliverables. Contact us before ordering if your project requires another format.
Can I print the plans?
Yes. Print the PDF documents at the sheet size and scale specified in each document, and verify the scale before using a print for measurements. Check the applicable licence terms for copying or sharing the documents.
How will digital delivery work?
The plan set is supplied as digital PDF documents, not a physical parcel. Contact us before ordering if you need to confirm how and when you will receive access. If you have already purchased, include your order details when asking for file-access help.
Are taxes included in the displayed price?
Check the currency and final payable total at checkout before confirming payment.
Taxes are included in the displayed prices.

Licence & support
How many buildings may I construct?
The permitted use of the documents depends on the licence applicable to your purchase. Contact us to confirm the licence terms, including the number of buildings and how the documents may be shared, before you buy.
What if I want several cabins or a commercial project?
Tell us about the number of cabins and their intended use before ordering so the appropriate licence and service scope can be confirmed. Local planning, professional responsibilities and documentation for the project must also be reviewed separately.
What does product support cover?
Online project support is sold separately from the plan set. Review the support service’s scope before booking; the plans do not include site-specific professional design or approvals.
What if my authority asks for extra drawings?
Collect the request in writing and ask a suitably qualified local professional to identify and prepare the additions. Site plans, site-specific foundation design, calculations and local compliance documents may be required in addition to the plan set. Contact us if you need to check what the supplied documents cover.
What is the refund policy?
Check the included documents and selected edition before ordering. Review the refund terms applicable to digital products before purchasing.
